BHOOMI FACILITY MANAGEMENT SERVICES (BFMS) division of Bhoomi Ventures Group is specialized complete ONE STOP solution for all your engineering maintenance, security services, housekeeping, technical, etc other service needs. With our teams excellent experience in handling commercial and corporate building like IT/ITES companies, infrastructure companies, hospitals, malls, hotels, educational institutes, etc we assure you of excellent quality and service.

BFMS ensures global standards of Maintenance & Facility Management ensuring Longevity of Assets. BFMS is represented by a team of in house Professionals & Associates from the industry, dedicated to provide hassle free working environment and prompt response in the Complex / Facility. 

We provide integrated Facilities Management Services including; facility management, customer service, mail room management operations, janitorial services, mechanical maintenance, elevator operations and maintenance, trash, landscaping, pest control, incidental repairs, minor repairs, minor alterations, quality control, energy management, and management of parking facilities, along with all other services as listed in the statement of services rendered by us.

Our portfolio of main services includes Engineering Services, Electro Mechanical, HVAC, Water supply Management, plumbing & drainage, Fire fighting, House Keeping services, Waste management, Pest Control and more.

 

Project Understanding

Described below is our project understanding as per our meeting held on May 01, 2012. All the scope estimates, out of scope estimates, assumptions and financials are based on it.

  • Cosmos mall have an approx area of 3.2 lakhs sqft.
  • Cosmos mall is under construction since 2008.
  • Fire fighting system maintenance is not done by professional staff.
  • Billing and rent collection is done from the retailers on monthly basis and as per agreements. Account keeping, cheque deposit in designated banks for ASHOK GROUP is done by the managing company.
  • CAM charges are billed and collected by managing company and deposited in designated banks. Accounts are maintained for all collections and expenses.
  • Mall promotions and event managements are under taken by managing company, Revenue if any is collected and deposited in designated bank and accounts maintained.
  • Mall is operated on daily basis and in shift operations. The entire operational requirements are to be fully met by operating company.
  • New operation/maintenance and reporting system need be introduced with proper introduction of feed backs from clients or operator as well.

 

NOTE: BFMS would further require physical site inspection of few sites, copies of ASHOK GROUP infrastructure assets, details of material used in plumbing, etc for more accurate estimates.


Scope of Services

BFMS Role & Responsibilities at ASHOK GROUP

  1. Housekeeping Services:

BFMS will provide and manage housekeeping staff, housekeeping supervisors and pantry boys. BFMS will manage all the campuses and buildings of ASHOK GROUP mentioned above. Normal cleaning and deep cleaning schedules to be decided after further discussions with ASHOK GROUP authorities. Housekeeping services would be provided for normal 8 working hrs and 7 days a week. All the service level agreement would be created during transition period.

  1. Security Services:

BFMS will provide and manage security guards, security supervisors, gun men and security officers for all ASHOK GROUP campuses mentioned. Security would be provided 24x7 hrs.

  1. Horticulture Services:

BFMS will provide and manage gardener and respective supervisor all ASHOK GROUP campuses mentioned. Service would be provided for normal 8 working hrs and 6 days. BFMS would provide all tools and machines needed for the mentioned purpose.

  1. Pesticide:

BFMS will also be doing normal daily pesticide of common areas and hostel for keeping the premises safe from daily mosquitoes, flies and other insects. All machine and material to be provided by ASHOK GROUP.

  1. Façade Cleaning:

BFMS will be doing every 6 month façade cleaning. Separate bill be generated for this activity.

  1. Technical Vendor Management:

BFMS Facility Managers are highly specialized in managing different vendors for facility upkeep of any commercial organizations. BFMS facility manager would assist ASHOK GROUP authorities as and when needed for technical oversight of vendors, AMC negotiation, HVAC maintenance and DG set.

 

Scope of Services

  1. Reporting:

BFMS will be submitting reports to ASHOK GROUP on monthly & daily basis as per further discussion.

  • Monthly consumables to be purchased (Housekeeping and horticulture)
  • Nature and number of complaints across all facilities.
  • Maintenance work report.
  • Monthly expenditure report
  1. Responsibilities of BFMS Facility Manager:

BFMS facility manager will be a single point of contact for any maintenance or emergency break down of electrical, plumbing & carpentry services.

  • Management of all BFMS staff
  • Reporting to ASHOK GROUP
  • All FM reporting to BFMS back up team as per company SOPS.

Assist ASHOK GROUP authorities in AMC or other technical affairs

Financials

TERMS & CONDITIONS:

 

  1. The unit rates currently provided is governed by the minimum wages effective from 1st Jan, 2012 and PF, ESI charges etc.
  2. Service Tax would be charged on Total fees as per government regulations.
  3. CAPEX by PRINCIPAL and OPEX by service provider.
  4. Housekeeping and security equipments/machinery by Principal
